Property Tax Receipts: Recent tax receipts in the owner's name are another good indicator of ownership.

Power of Attorney (PoA): If a representative is renting the property on the owner's behalf, ensure they have a valid and registered PoA specifically authorizing them to handle property matters and sign rental agreements.

Encumbrance Certificate (EC): An EC reveals any existing legal claims or mortgages on the property. While not always required for rentals, a 'nil' EC provides peace of mind that the property is free of legal disputes.
